  • How do you market my property and find tenants?

    We use a combination of online and offline advertising to market the property. We make sure that each property has good pictures, will show well, and is priced correctly. We have full-time agents who are available to show the property to prospective tenants at a convenient time to them.

  • Who do you have to do repairs on my property?

    We use professional vendors to handle repairs including licensed plumbers, electricians, painters and general contractors. Since we manage so many units (1000+) around the city these vendors are very responsive to our needs and provide better pricing because of the volume we do with them. We consciously have chosen not to use in house handymen since we like to have the freedom to use different vendors who can provide expertise on each job we need them for and trust the quality of work we get from using professionals.

  • How do you handle the finances of the property?

    We have a fully online accounting system so tenants can pay their rent online and setup auto payment. Owners can get their funds directly deposited into their bank account. We can pay all the bills for the property, and monthly and annual statements with copies of the actual bills paid are available 24-7 on the online owners portal.

  • Who will be managing my property or Condo Association?

    Each owner or condo board works directly with a full-time professional property manager who gets to know your property. The property manager is supported by a team of other managers to provide 24-7 coverage in case of emergency and a staff of book keepers to help with the financial records, and rental agents to help lease the property at those times.

  • Are there special laws about renting property in Washington DC?

    Yes. Each rental property is required to get a Basic Business License(BBL) which assures the city that the owner which is renting the property is in good standing with the city, as well as the property is in safe and adequate condition to be rented. An owner must apply with the District government and have the unit inspected. If a property comes into management we can assist in the BBL application and inspection process for a small additional fee.

  • Can you manage my property if I am out of the country?

    We have worked with any number of military, diplomatic, World Bank and other government staff who have been assigned overseas for several years. We can take care of their property, handle all their paperwork, and keep them in the loop electronically so they can feel safe their property will be in good shape when they get back to the US.

  • What makes you different compared to other property management companies in the area?

    At Chatel Real Estate Inc, we believe in straightforward billing, no hidden charges or additional fees embedded within your management contract. This way you can properly budget and we can focus on managing your property instead of spending time billing you for every little thing. For example, we do not charge clients for facilitating sending a late notice, facilitate sending an owner to collections or to facilitate maintenance like a lot of the competition! We are also one of the oldest companies in the area. We are in tune with the markets and clients needs, we take feedback seriously which is how we have been able to grow and evolve over time.

The service is a dramatic improvement from the last two property management companies our condominium had to deal with. They are competitively priced and by far the most responsive management company our building in Dupomt Circle has ever engaged. I’m usually not one to write reviews, though I use them often. But my first experience with Chatel calls for one. You see, I’m one of the owners in the ********* Condominiums , and Chatel took over the management of our building effective June 1. It also happens that after 20 years of living here at the GS, I experienced a “plumbing apocalypse” on the same day. At first, it looked like the issue could wait until Monday, but soon it became obvious that is was a serious problem involving multiple units, and we were risking a serious flood in an upper floor. from the moment I called the office, it was pure professionalism and empathy; the answering service was great. I mostly dealt with Vannara, who was very helpful and kind and kept in regular contact with me, via text and over the phone. Julio, their drain specialist, was sent to the rescue after two other plumbers were not able to fix the issue. Julio was like that mythical cowboy that appears out of the blue to save the day. The first thing he said was, “I’m going to fix this, don’t you worry.” And he did. And when he left, he cleaned up the mess; other than the break in the wall, there was no sign he was ever here when he left. Brian Gilbert, the assistant property manager, kept in regular contact via email and came to my condo early today to personally assess the damage. Chatel inspires confidence from the very first call for help. Great job!
